We screen every potential tenant using an online subscription service that provides us with credit information, eviction history, and criminal records. We also verify identity, income, and previous rental history. Using this information, we apply strict criteria that we have developed over many years of property management experience to select only the most qualified tenants.

Our property management software, AppFolio, allows residents to pay their rent online via bank draft, automatic draft, or by debit/credit card. Rent is due on the 1st of every month. Rent is late if the full rent payment is not received in our office by close of business on the 5th of every month. We file for eviction if the full rent payment has not been received in our office by close of business on the 15th of every month.

Hidden Creek Management uses independent contractors that are appropriately insured and licensed to perform any and all maintenance. We provide live 24-hour maintenance by phone, text, email, and an online portal to make sure no issue goes unchecked. This provides our owners with peace of mind knowing that maintenance issues are being handled promptly, efficiently, and in a cost-effective manner.

Normal property management services include advertising the property through normal methods, finding and screening tenants, collecting rental payments, maintaining 10 the accounts for both the tenant and the owner, and addressing routine and common maintenance issues that arise.

A number of situations can arise with any property that are outside of the scope of routine property management. These issues primarily revolve around relationships with third parties, including but not limited to – Homeowner Associations, Homeowner Association Contractors, Representation at Court Hearings, Home Warranty Companies, Insurance Companies, Fire, Flood, or Homicide/Crime Scene Cleanup, Property Inspectors, Home Appraisers, Inside Property Evaluations, Real Estate Agents, State and Local Government, Cable & Internet Providers, Home Alarm Companies, Electric-Water-Gas Utilities, etc. These events are not covered by the monthly management fee and additional fees may apply.
